Zoning Board Delays Ferncroft 40B Decision to October

Zoning Board · Meeting of September 3, 2026

Middleton zoning board pushes 200-unit Ferncroft 40B decision to October over water supply. The Zoning Board of Appeals voted unanimously to continue hearings on Ferncroft Apartments' comprehensive permit and a related commercial special permit to October 22, extending the 180-day decision deadline to October 30 while Middleton and Danvers renegotiate a water-sharing pact last updated around 1989. Traffic engineer Jeffrey Dirk said the project would cut required commercial parking from 1,173 to 910 spaces under a shared-parking plan; resident Bill Shields countered, "Why should we, the taxpayers, be paying for it?" Town Counsel Jay Talerman said violations would run through the building department with appeal rights to the board.

The board separately approved an auto shop expansion at 177 North Main Street, a garage/ADU variance at 77 Essex Street, and an electronic gas-price sign at 223 Maple Street, all unanimously.
