Middleton Zoning Board opens hearing on 200-unit Ferncroft comprehensive permit, continues to Feb. 26. Attorney John Smolak of Smolak & Vaughn told the board the Chapter 40B project at 35 Village Road would add 200 rental units, 25 percent affordable, across two buildings on a 2.5-acre portion of the 12.5-acre Ferncroft site. Sovereign Partners managing director William Gentile said the firm has owned the property "over 10 years." Smolak said the affordable units would push Middleton's subsidized housing inventory to roughly 11.11 percent, above the state's 10 percent goal.
The board also voted unanimously to let a Maple Street developer withdraw a separate site plan application "without prejudice," and seated alternate Linda Richards as a voting member while William Renault Jr. is on sabbatical. Resident Joseph Rosano pressed the applicant on emergency-vehicle access and snowplowing along Locust Street.
