Middleton Median Sale Price Reaches $1.19 Million Amid Wave of New Construction

MIDDLETON -- Fifteen property transfers were recorded in Middleton over the past month, led by a $1.86 million sale on Upton Hills Lane, according to Essex County (Southern District) Registry of Deeds records covering June 26 through July 25.

MARKET OVERVIEW The registry recorded 15 property transfers during the period. Of those, nine listed a sale price, ranging from $336,000 to $1,860,000, with a median of $1,190,000. The remaining six transactions did not disclose a sale price, which is common in deed filings. A count of 15 recorded deeds represents a moderate volume of activity for the town over a single month.

TOP SALES The month's highest-priced sale was 31 Upton Hills Ln Lot 3, which sold for $1,860,000 on July 23. Daniel R. Riff sold the property to Simu K. Thomas. The second-highest sale was 8 Sgt Roode Ln Lot 21, which sold for $1,529,900 on July 24, with Brian E. McCarthy selling to Joseph Sartorelli. At 168 Liberty St Lot 168A & 170B, Laura Ann O'Brien, as trustee, sold to Ian Povlich for $1,300,000 on July 22. The 31 Webb St Lot 1A & 4C property sold for $1,275,000 on July 17, with Gioacchino Curiale selling to Ricardo Vidal Cardoso. Rounding out the top five, 110 Flint Farm Rd Lot 5 sold for $1,190,000 on July 17, with Richard Gilman selling to Jack Gourdeau.

NEIGHBORHOOD BREAKDOWN Liberty Street saw three recorded transfers. In addition to the $1,300,000 sale at 168 Liberty St, two adjoining parcels — 168B Liberty St Lot 168B and 170B Liberty St Lot 170B — changed hands on July 13 between Laura Ann O'Brien, as trustee, and Ronald C. Lagrassa, with O'Brien and Lagrassa appearing as seller on one deed and buyer on the other. Neither of those two prices was disclosed. Village Road also saw two condominium transfers: 38 Village Rd Un 38-110 sold for $336,000 on July 23, and 36-38 Village Rd Un 38-308 sold for $385,000 on July 9. By price tier among the nine disclosed sales, four sold below $1 million (from $336,000 to $925,000) and five sold at or above $1 million (from $1,190,000 to $1,860,000).

MARKET NOTES Several of the month's addresses carry lot designations — including Sgt Roode Lane, Upton Hills Lane, Webb Street, Flint Farm Road, Tiger Lane, Phaneuf Street and Masi Meadow Lane — consistent with new-construction or subdivision development, while the Village Road transfers were both condominium units. Four of the 15 transfers involved a trust or a similarly named party on the buying or selling side: MacDonald, Julie M. Tr, purchased the Village Road condo; O'Brien, Laura Ann Tr, both sold and bought Liberty Street parcels; the Andrea Rosales 2026 Revocable Trust purchased 2 Tiger Ln; and Scippa, Rocco Tr, sold 7 Walnut Ln to Mirabella Development LLC. Separately, the town of Middleton itself was the buyer of record for 0 Leitner Way, purchased from Monastiero Consulting Services LLC; no price was disclosed for that transfer.
